Clifton Scannell Emerson Associates (CSEA) was appointed by IDA Ireland to undertake an environmental audit of their strategic site at Mullagharlin, Dundalk, Co. Louth. The site which is comprised of 150 acres of industrial zoned land has been identified as a location for the development of a Bio-Pharmaceutical campus.
The purpose of the audit was to prepare relevant due diligence information to be made available to companies considering locating operations to the site. The audit is a comprehensive document which contains information relating to the environmental and planning context of the site, information on archaeology, hydrology, hydrogeology, flora and fauna, proximity and intensity of third party emissions and potential receptors. The report also provides detail on the availability of utilities including power, water, gas, telecoms/fibre, sewerage and drainage. A site investigation was undertaken to determine the geotechnical characteristics of the site and also the quality of soil and groundwater.
CSEA project managed and compiled the audit report and engaged all necessary specialists to undertake relevant studies/investigations. CSEA also liaised directly with all utility companies to determine the available levels of service for each utility. The final report was produced in both hard and soft copy with supporting mapping.
