Foul Needs Study, Blanchardstown

Green Property appointed Clifton Scannell Emerson Associates (CSEA) to undertake a catchment study of the existing foul sewerage and surface water network for their flagship property at Blanchardstown, Co. Dublin. The Town Centre contains 111,000m2 of retail space incorporating nearly 200 retail outlets, including in excess of 25 food outlets. In addition the centre is the location of office space for 1,300 people, a 200 bedroom hotel and nearly 20,000m2 of leisure uses including cinemas, arts centre and theatre.

CSEA undertook an audit of the existing systems to determine the extent of the network, its condition and the nature of the development/inflow. A model of the foul sewer network was constructed in WinDES to assess the existing capacity and to determine the impact of future development as identified in the Town Centre masterplan. CSEA commissioned flow and rainfall monitoring at a number of locations on the existing network in order to calibrate the model. The study identified the need for an upgrade of the sewer system to cater for future development and CSEA prepared budget costs for this work for the client.

CSEA in consultation with the local authority, Fingal County Council, also prepared a surface water management strategy for the future development of the town centre to incorporate Sustainable Urban Drainage Systems (SUDS) to cater for future development. This allows for a phased development of attenuation infrastructure in tandem with the development of the Town Centre.
