Fonthill Industrial Park

The Fonthill Business Park project involved the development of an Infrastructural Network of roads, services and landscaping developed within a 100 acre Industrial Park, together with the construction of a number of large warehouse units. Clifton Scannell Emerson Associates (CSEA) acted as Project Managers, Master Planners and as Civil & Structural Consulting Engineers on this project. We prepared the Environmental Impact Statement and designs for the estate including full responsibility for the project's budgeting and cost control workings. All tender documentation for the civil works were produced in-house. The initial phase of the development for the civil works commenced in 1998 with the final phase of the roads and services development completed in 2008.

Green Property Ltd employed CSEA for the initial phase of the building development on the site and subsequently as Civil and Structural Engineers for all building work on the site. Collen construction was the lowest tenderer for the initial phase of the development and subsequently was appointed as contractor for all development in the park carried out by Green Property Ltd. The development of these units occurred on a phased basis as required by the client.
CSEA built a strong and consistent working relationship with Collen Construction during these works and, as part of the design team, completed the buildings in the park on time and within budget and to the satisfaction of the client. The developments on the site included the following:

  • 6,000 sq.m. own doors unit with an integrated courtyard marshalling area and external car parking
  • 2 No. 5,000 sq.m.. units with integrated offices, loading docks and external parking
  • 6 No. 3,500 sq.m. units with integrated office, loading docks and external parking areas
  • 5,000 sq.m. warehouse development for Phillips Ireland with a standalone 3-storey office block. The warehouse was designed for high bay racking – 10 metre to the eaves, with a 'FM2' and 'FM2 special' concrete finish floor slab. External areas included a marshalling yard, loading docks and car parking areas. The office block has a high specification finish, and was designed to be the Irish corporate headquarters for Phillips Ireland
  • 5,500 sq.m. high bay warehouse for DID Ireland including a 'FM2' and 'FM2 special' concrete finish floor slab, high bay racking system, 10 metre eaves height and integrated offices. The external areas included a large marshalling yard, loading docks and staff and customer car parking
  • 3.500 sq.m. warehouse for a large printing company including a 'FM2' and 'FM2 special' concrete finish floor slab, integrated bases for printing presses, 10 metre eaves height, marshalling yard and loading bays and integrated two storey offices
  • 8,500 sq.m of retail development (Homebase, Lidl, Homestore and More.) with ancillary offices, garden centre and customer car parking
  • 5,000 sq.m high Bay Warehouse (12 metre Eaves height) with 'FM2' and 'FM2 special' concrete finish floor slab and integrated 3-storey offices with ancillary loading docks, marshalling area and car parking
  • 3,500 sq.m high Bay Warehouse (12 metre Eaves height) 'FM2' and 'FM2 special' concrete finish floor slab and integrated 3-storey offices with ancillary loading docks, marshalling area and car parking
